About this listing
The historic "North Billabong'' property is located in the Little Billabong district, just 30 kilometres north of Holbrook; extensive frontage to the Hume Highway offers a prime location for a stud or other enterprise. The picture perfect setting showcases the homestead on the banks of the Little Billabong Creek; currently listed with Airbnb and is pertectly suited to farmstay, B&B or Horse Bed n Shed.

The immaculately presented brick homestead (c.1856) was built by Thomas Lunt, and originally operated as the Australian Hotel, along with a Cobb & Co changing station and Postal Receiving Office. A former blacksmith shop and stables from that period is still in use at "North Billabong". During the 1890's the homestead was incorporated into "Hillside Station" and subsequently became part of "Little Billabong Station". In more recent years the property became known as "North Billabong". The homestead successfully juxtaposes many original features and modern conveniences. With six bedrooms, dining room, four lounge/family rooms, three bathrooms plus office and laundry/mud rooms, there is ample room for family, entertaining or guest accommodation. Outside living in the spacious garden offers a central courtyard area, a nine metre in-ground pool adjoining a casual dining area encompassing one of the original station cottage chimneys as a feature fireplace. Adjacent is an equestrian arena with tack room etc.

Working facilities include:
- Vehicle shed (13m x 6.5m) with concrete floor, power & storage rooms.
- Machinery shed (24m x 18m) with power (one bay is a lock up workshop with concrete floor).
- Machinery/horse shed (18m x 9m) with power.
- Hayshed (28m x 9m).
- Former blacksmith shop/shed (30m x 6m) with power.
- Five stand shearing shed, no power connection.
- Ancillary small shedding.
- Two sets of steel sheep yards.
- Two x 40 tonne Kotzur silos & two x 60 tonne Macey silos.
-16Kw solar system.

Fencing is predominantly in excellent condition with a central lane way giving access to most paddocks. Soils are a mix of alluvial creek flats and red granite loam with some areas of grey/brown loam.
Water is an outstanding feature, supplied from multiple sources. The homestead is supplied by two tanks: 110,000 litres plus 22,500 litres. Pressure pumps on a spring fed sump in the Little Billabong Creek supply the garden plus troughs around the curtilage, with three wells nearby as back up. Abundant stock water is provided by dams, the Little Billabong Creek (2.5 kilometres of double frontage) and one well which supplies water to a 110,000 litre tank, then reticulates to troughs in most paddocks. In addition, an irrigation licence offers 140 megalitres of water from the Little Billabong Creek.
The Kentish Downs Poll Dorset Stud has been the main focus of the current operation, along with a commercial sheep flock.
